Manhattan Condo and Co-op Kitchen Millwork (COI, Elevators, Real Specs)
A Manhattan kitchen is rarely just cabinets — it is a building. COI, elevator pads, work hours, bulkheads, and out-of-square prewar walls all shape the millwork. How Green Cabinets NY plans and installs by appointment in Manhattan, Brooklyn, and Queens.
A Manhattan kitchen is rarely just cabinets. It is a building. Co-ops want a certificate of insurance before anyone rolls a cart into the lobby. Condos want quiet hours, elevator pads, and a finish schedule that matches the alteration agreement. Stock boxes ignore that. Custom millwork plans for it.
Green Cabinets NY designs and installs custom kitchen millwork by appointment in Manhattan, Brooklyn, and Queens. We are a home-based millwork shop, not a walk-in showroom. You get a measured plan, doors and boxes that fit the room you have, and an install crew that knows how to work inside a building.
What makes Manhattan kitchens different
Upper East Side co-ops, downtown lofts, Midtown condos, and West Side prewars all share one trait: the kitchen is never a blank rectangle from a catalog.
Common constraints we design around:
- Bulkheads, soffits, and sprinkler lines that cut into upper cabinets
- Out-of-square walls in prewar apartments where a factory run of boxes shows every gap
- Narrow galley layouts where drawers matter more than deep shelves
- Shared plumbing stacks that limit where the sink and dishwasher can move
- Building rules on work hours, dust, and how material enters the freight elevator
That is why custom kitchen cabinets in Manhattan are a millwork job, not a warehouse pickup. The same logic applies for Brooklyn brownstones and Queens apartments: measure the real room, then build.
COI and building logistics (before we cut a truck)
Most Manhattan co-ops and many condos will not let installers on site without paperwork. We plan that early so the job does not stall in the lobby.
Typical building asks:
- Certificate of insurance (COI) naming the co-op or condo and often the managing agent
- Work hours (often weekday mornings through mid-afternoon, no weekend noise)
- Elevator reservation and protective pads
- Sometimes a building-approved alteration package or architect stamp for larger moves
We install by appointment. There is no customer-facing shop. Quotes start with photos, rough sizes, and the borough. Email orders@greencabinetsny.com or call (718) 804-5488 with name, email, phone, and whether the building is a co-op or condo. If you already have the alteration agreement, send that too.
Door styles and finishes that hold up in small kitchens
Styles we spec often: classic shaker, slim shaker, slab, and glass uppers when a dark galley needs borrowed light. Finishes: painted whites, soft sage, navy, putty, and wood tones in walnut or white oak. Hardware in unlacquered brass, matte black, or brushed nickel. See wood species.
If the renovation also includes a bathroom vanity, use the vanity designer for a quick size-and-price pass, then ask us to package vanity and kitchen millwork together.
Condo vs co-op: how the millwork brief changes
Condos: cleaner floor plates, tighter mechanicals, HOA finish rules. Bulkheads and sprinklers show up a lot.
Co-ops: COI, board packages, elevator time, and sometimes a preferred work window. The millwork itself is the same craft; the schedule is slower because the building is part of the job.
Prewar vs new construction: prewar means scribe and shim; new construction means cleaner boxes but less forgiveness on appliance clearances once plumbing is locked.
For finished examples see our case studies. Design previews are not finished installs. Renders are planning tools; photos after install are the record.

FAQ
Do I need to visit a showroom?
No. There is not one open to the public. We work from measurements, photos, and a site visit at your apartment.
Can you handle the COI?
Yes. We issue insurance certificates for buildings that require them, once the job is booked and the building names are confirmed.
How long does a Manhattan kitchen take?
It depends on the run, finishes, and the building's elevator and work-hour rules. Co-ops add board and COI time. We put a schedule on the quote.
Do you serve only Manhattan?
No. We also work Brooklyn and Queens.
Are design renders finished jobs?
No. Renders are design previews. Finished work is photographed after install.
